Hi Jerryll thank you for the advice! I came across 30+ distressed properties and 2 of them happened to be tax sales so I figured I would ask because I know a lot of things come into play with those types of deals.

I totally agree with you I have been asking a lot of questions on different forums :) I’m really hungry and I get a lot of supportive answers on here.

I think what you’re doing with SEO is genius! I can see where becoming the hunted instead of the hunter can make or break this business as far as financial freedom goes. I would love to know more about it, thank you for the motivation

What is the top / most important questions to ask when you have the seller on the phone for the first time?

what’s a good way to build rapport at the same time?

how do you tell them you are a “wholesaler” without really saying you are a wholesaler?

@Kelly DeWinter thank you so if I was able to foreclose the lien what are the certain steps I take to get the deed? Also once the deed is in my name, will I owe anything after that since I foreclosed the home after paying the taxes that were due?

so I found 2 properties with tax sale signs on them in upcoming areas, I’m assuming this is like an auction because it says that it foregoing execution to be sold at the tax commissioners office on June 4th.

How do you go about these deals/get under contract? are you responsible for the unpaid taxes? How goes this work? Thank you

@Wayne Brooks thank you! I will have to check with the courthouse. You’re right about the taxes, that’s another question too. Do I find this info at the courthouse as well? Or that will be on the title search?

side note: thanks for reminding me about the tax thing. I actually came across 2 properties with tax sale papers on them yesterday. Do you have any experience with these?
