I am in the Wilkes Barre area of PA and looking to purchase my first rental property. I'd like to connect with realtors and other investors that are experienced in this area with areas I should be looking out for. Any tips for what to do/not do and any other insight would be greatly appreciated. Looking to build a rental portfolio out here and looking to connect!

I am located in Long Island New York where everything is expensive and I am debating the pro's and cons of house hacking a 2 family house or just continuing to rent and purchase out of state rentals. Any input is greatly appreciated!

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $171,000
Cash invested: $50,000
Sale price: $395,000

The original owners passed away and were hoarders. The son lived in California and just wanted a quick and easy as-is deal.

What made you interested in investing in this type of deal?

Out of state motivated seller

How did you find this deal and how did you negotiate it?

Ex girlfriend

How did you finance this deal?

Mortgage

How did you add value to the deal?

Fully renovated the interior

What was the outcome?

We locked in a buyer before the project was even complete.

Lessons learned? Challenges?

Choose the right partners. I went in on the deal with a childhood friend and it wasn't the best business decision.

I know everyone is mailing out “we buy houses cash” postcards everywhere but I’m looking to focus on certain areas and yield better results.
