An escape clause in the Purchase and Sale Agreement

This is what is holding me back right now. I can't seem to find any form, no matter where I look, that allows me to essentially back out of the deal if I can not find a buyer within a certain amount of days. This isn't to say that I don't care about the person I am buying from, but I am not flush with cash myself, and I don't want to be left paying for a house I can't even afford yet. Can someone point me to a contract that allows me to back out of a deal if circumstances don't go according to plan? I have an agreement to sell the contract to the buyer, but I can't find a contract with that specific clause that allows me to leave if I can't find a buyer. Any help would be appreciated.
