Thank you Kevin, I appreciate your concern and your words of wisdom. In truth, I agree that when you throw apples, and you are now getting fined for throwing apples, and you complain because you were throwing apples and got fined, you have nothing to complain about. This is just a metaphor, sure, but it relates here. For me, I understand what you are saying, and I thank you for your input. I've seen other threads on these forums of people asking the same question, and they haven't gotten as much heat as I have. But, again, its all about learning, so thanks again Kevin, and to the others for their info.

Thank you all who answered my question. I will take your words and use them to better research for buyers, as well as to look up better ways of negotiating contracts with sellers. Thank you all very much for your helpfulness. This has been quite enlightening and it makes me want to continue because I have more to learn. Thanks again.

I am not one to lecture anyone about their business, but tying up a property with no intention to buy or no list of persons to purchase is not a practice one should really undertake as it is a great disservice to the seller of the property. As some others have stated, you can write contingencies into the contract, but holding a home hostage for weeks or months may not be the best way to go.

 And I don't want to hold them hostage for months. I'm still trying to understand certain things about this. I'm sorry if there was a misunderstanding.

Look, I want to be clear that my intention was to never mislead or hurt a potential seller. I just wanted to protect myself is all. And on top of that, I would not tie a contract up for months. If I can't close with 15 to 20 days, I'd back out. I just wanted to make that clear. I'm still learning and still trying to work on getting better, so I apologize if I offended anybody.

This is what is holding me back right now. I can't seem to find any form, no matter where I look, that allows me to essentially back out of the deal if I can not find a buyer within a certain amount of days. This isn't to say that I don't care about the person I am buying from, but I am not flush with cash myself, and I don't want to be left paying for a house I can't even afford yet. Can someone point me to a contract that allows me to back out of a deal if circumstances don't go according to plan? I have an agreement to sell the contract to the buyer, but I can't find a contract with that specific clause that allows me to leave if I can't find a buyer. Any help would be appreciated.

So, I recently got into finding out about wholesaling. Not only because I found real estate to be interesting, but Rich Dad, Poor Dad got me interested in doing it as well. I've been trying to find leads in this area, and I even called a investor/agent who wished to add me to his wholesalers list. I don't know if that is good or not. The houses are also, from what I can see in regards to FSBO, houses that are well within the 300,000 dollar area. I've read the forum posts and looked up different ideas, even watched multiple youtube videos on the subject and I am still hungry for more information.

I too am also getting involved in wholesaling. I have already found a buyer or two, and am going to see if I can visit other buyers to add to my list. I've been looking for leads for sellers as well, but I can't seem to quite find them. I've been looking at FSBO a lot, but other than that not much else. I'm really hoping to learn more.
