Closing cost with seller question

Hi I'm about to get a property under contract for $155k. Now I'm looking to do a double close. My contract that I had my lawyer draft says that buyer pays for a all closing cost but does that also mean their seller tax? I know in pa it's a 1% seller tax fee. Also about how much am I looking at in closing cost in total? Annnnnd can anyone recommend a good company that does transactional funding?

If the property is in Reading, I think the transfer tax there is more like 5% - if I were you I would look that up: link below has a list:

Then it looks like this might be an assignment of contract; the PA Department of Revenue wants to get two sets of transfer taxes when there is an assignment ... that gets expensive ...
