I don't like that advice. The top agents in the area aren't going to take new buyers serious, or give them the full effort required to get deals. Why would they, they're already on top?  A better bet would be finding a hungry agent who is trying to get to the top. 

Also you shouldn't be counting on agents to tell you if a house is valued correctly or not, if you can't determine that on your own don't buy anything yet.

You can lose your a$$ on a fix and flip being local and going to the project constantly. No matter how good of a team you think you have, no one is going to care as much about your project as you do. 

If you had real estate experience and have a previous relationship with someone over here that can act as your eyes and ears it might work. If not, maybe you'll get lucky and find a dream team, but what's more likely is you'll find a team of smooth talkers looking to line their pockets at your expense.

The best way to get into real estate is not wholesaling, the best way is to have money to invest. If you want to be financially stable and be able to help others, start by finishing welding school and make money doing that. It will open a lot of doors when you're ready to invest in real estate.

 Those “people” saying that are most likely trying to sell you something. You can start with no money, but you can also get rich playing the lottery. Both of these scenarios are highly unlikely.

You're right to be skeptical of the gurus. They'll sell you info that is readily available on the web. The nuts and bolts of wholesaling are simple. 

What separates a successful wholesaler from a dud is the ability to generate off market properties for below market prices. If you can do this you will have success. The reason for the 99% failure rate is because this is very hard to do. Especially with no money and no experience.

The fact that it's a family member does not make it illegal. 

I hope you don't like this family member. Even if they don't realize how much money you're costing them now, someone will tell them eventually and I don't think your canned wholesaling response is going to do much to repair the damage.

To answer your question directly OP, to sell a deal and make money. 

And they keep their jobs because there is no barrier to entry, and they can't fire themselves.

Be careful of assessments. After the condo collapse, Florida passed new legislation requiring inspections on buildings 30+ years old. A lot of owners are getting hammered with assessments they can't afford. A lot of them are going to have to sell, so be aware it's going to be sales price + assessments for the foreseeable future.
