Wholesaling Real Estate books

I am looking for a good book on Wholesaling with good descriptions and examples of the documents used. Can anyone share the title of a quality book that helped them? I'm not interested in infomercial books or introduction to Guru course books, just real books written by quality authors.

Anyone who writes a book on wholesaling is going to be a guru. It's a very simple process and you could find everything you need to know about it on this website. Google a real estate contract for your state. Google an assignment contract for your state. You and the seller sign the real estate contract. You and your end buyer sign the assignment contract. Take both contracts to a title company or a lawyer and pay them to perform the closing. That's it. Simple right?

But the key to real estate is generating leads. Coincidentally the gurus skip that part, and stretch the simple transaction above and a few success stories into 300 pages of fluff.
