Trying to start correctly/ethically PLEASE HELP

Hey BP,

So currently I've sent out letters to landlords (Not in LLC or Apartment complexes) who have filed an eviction in the last 2 weeks. My counties public records file daily and go back til about March 2015. How far should I go back and how often should I send to these landlords?

Also, how should I write my letters? What should I say specifically? I know they have to be tweaked compared to sending letters to a regular owner.

My current letters read:

Dear Homeowner,

My name is Ahshar Sylvestre. I see you have recently evicted someone. I am interested in buying your property! I can pay CASH & can close quickly. Please contact me today at... Thanks, Ahshar

I want to change this overall as I do not want to deceive sellers in my marketing. I can not pay cash as I am trying to wholesale.

@Ahshar Sylvestre  you look like  a young go getter.

you may want to consider refocusing your energy.. if its real estate sales you want to do then get in the game.. don't operate on the fringes...

get a license go to work with one of the top wholesaling type brokers LIke Altura there in Orlando.

Get on a top producers team get paid to learn... instead of paying to try to learn..

if you put the same time energy and money into being an agent you will most likely do more deals.. As folks are used to listing with agents and selling.. especially MF ... the MF are usually owned by a little more sophisticated folks.. and are not going to be like the lambs that get suckered into tying up their homes with little to NO EM and with a buyer who actually can't close.

The other thing is if your bound and determined to do this.. then set up transactional funding so you can close.. find a super short term lender and partner with them... bring the deals in Close them then resell..

there is a LOT of ways to make money WITH a real estate license.. the broker without a license is starting to get some pretty good scrutiny in many states.. and its really not a long term vocation for most and lastly  its very very hard.. and VERY few succeed at it.. all though many throw their limited capital at direct mail or what have you only to come up with no results..

I saw one post were a guy on BP spend 75k on direct mail.. got his money back and only made like 40 or 50k for the year... you spend 75k marketing your self as an agent you will knock down 250 to 500k in your sleep.
