Hello BP, I am wondering what good areas I should familiarize myself with that contain small apartment buildings ranging from 2-20 units. I am in search of seller financed deals. What areas should I avoid? I am going to self manage. Thanks!

Great info @Jay Hinrichs! I was thinking about becoming a real estate agent but I wasn't 100% sure. I have to do more research to understand what you are suggesting me do. Using a transactional lender are you suggesting as a real estate agent I buy the properties with them and sell them through the broker? I am kind of confused. I am very determined and I love to learn please share more!

Hey BP,

So currently I've sent out letters to landlords (Not in LLC or Apartment complexes) who have filed an eviction in the last 2 weeks. My counties public records file daily and go back til about March 2015. How far should I go back and how often should I send to these landlords?

Also, how should I write my letters? What should I say specifically? I know they have to be tweaked compared to sending letters to a regular owner.

My current letters read:

Dear Homeowner,

My name is Ahshar Sylvestre. I see you have recently evicted someone. I am interested in buying your property! I can pay CASH & can close quickly. Please contact me today at... Thanks, Ahshar

I want to change this overall as I do not want to deceive sellers in my marketing. I can not pay cash as I am trying to wholesale.
