Mailing yellow post cards to cash buyers using a list from list source, post a "ghost ad" on Craigslist. That's an ad you put up of a property from anywhere in the U.S. that you do not own and list it REALLY cheap. Grab pics of a house for sale from Zillow, and use a title for your ad like "MUST SELL - Investor Special!!! 3bd/2ba 1,400sf $20,000 CASH!!!"

Two other ways to build a buyer's list quickly is to use bandit signs and post them all over town at busy intersections in the zip codes you want to buy and sell in. If you do that, make sure you hand write the signs with a HUGE marker. Just write "MUST SELL!!! 3bd/2ba 1,400sf. $20,000 CASH!!! 555-1212. You can either put the signs out on Friday anytime after 5pm and take them down Sunday night(that's when city offices are closed. most cities have ordinances prohibiting bandit signs.) or you can leave the signs up, but use a phone number that can't be traced to you like a Google voice or Burner number.

Also, you can hook up with a Real Estate agent, have them search the MLS for properties that have sold in the last 3-6 months and were paid for with cash. Then, go to Been Verified website, and use their service to get phone numbers for these cash buyers.
