Can anyone recommend a good book that provides practical information on how to scale a wholesaling/flip business.  I'm looking for more of the operational efficiency and KPIs to be tracking as well as culture within the organization and processes and workflows.  Thank you.

Both as an agent and wholesaler I'm looking for motivated sellers. Is there a script or strategy that anyone is using to get a listing if they can't get property under contract or vice versa? When I'm speaking to a seller I want to use all viable options to work with them.

Need help evaluating a triplex in Lake City Way, Seattle.  Rental income is $4,100 total.  Property needs updating.  Hasn't been updated since 70's.  Taxes are about 8300/Yr; not sure about insurance.  What is a rough ball park value for this property?  What other factors should I be considering.  Any help is much appreciated.    

Thanks for all the love, it means a lot to a newbie!!  I don't have anything under contract YET!!  It's been a rough start but I'm charging through, staying diligent with my marketing and follow ups.  I'll have a ton of questions so I'm glad to have met such an awesome community and I look forward to connecting with all of you.
