What to Say on a Follow Up Lead

Hello, I have a come across several leads where the seller and myself have initially not agreed on the purchase price. I would like to follow up with these leads on a weekly basis but want to develop a better approach. If the Seller does not like my offer, What should I say the following week when I call them back? Should I lower my offer a little, should I only ask if they still have the property for sale, should I re state my previous offer and try to help them understand where I am getting my numbers. Please help. I would like to develop a script that I am able to use for my follow ups also. Thanks

Mr. Seller, I wanted to give you a call and get the update. Is the property still for sale? Has anything that we discussed last week changed? Would you be open to accepting $        for your home at this point?

I also explain WHY my offer is what it is. I NEVER want to offend a seller. I am simply working a formula. It's strategy, never personal.
