Hello bigger pockets, I have come across a multi-family unit 6-plex. The property has been in the family for a long time and was given to the son after the father died. The son has been handling the property but has done a horrible job in keeping financial records. No standard rent roll or P&L. I know that evealuating mulitfamily is based on income but if he os not able to provide proper financials what should I do?

Hello BP I am a local wholesaler/investor in the metro Atlanta area, with little experience in multi-units. I have a property that is a fire damaged single family and will need to be completely tore down. I want to know what would it take to build a quadriplex on the land? What are the requirements for a 4 unit property? And who in the city can I contact to get all the necessary information. Also I would like to run the numbers with a experienced investor to see if it would be a good deal.

Thanks John I appreciate the info. So if I ever have a question about if I think a house needs to be completely torn down, I should just call the county. Will they be aware of the condition or is there anymore info I need to submit

** My question is the cost to Repair. This property has significant fire damage. Even though there is fire damage does this mean the entire house has to be demolished. If we do have to do a complete tear down what can I expect my repair cost total and will this make the deal not worth doing
