At which point do I send the documents to escrow ?

I have the property under contract which I intend to wholesale. Do I send my contract to escrow now or after finding an investor -buyer and then forwarding both,purchase and assignment contracts. If for some reason, let's say the title problem the deal won't close should the title company be compensated anyway?

Google the name of the company and you will see their website.He is a long experienced and friendly gentleman who will explain step by step how to wholesale a property from start to finish with all of the legal documents required to start and finish escrow for all parties involved.
