Thank you Christian, I have to digest well what you have written and an extra thanks for offering to answer more questions.

There are innumerable empty commercial properties of every kind in Los Angeles .

How can I take advantage of the existing situation not having much money to invest?

An answer from someone who had experienced such a situation some years ago and was able to make money would be certainly most appreciated

Is it customary to include in the Option to Purchase agreement a clause stating that the owner agrees NOT to attempt to sell the property to any other party while the option is in effect?

I should have been  specific while posting my question.

So, this is a private residence found on Craigslist - by owner.

I spoke with someone who listed it on behalf of the owner and emailed me the Appraised Record where the owner of public record is .....INC.

Do I need to ask for a name of the individual who owns it when submitting the offer?

A single family house is owned by a small corporation.

To who do I make an offer ?

I live in Arcadia and I'd like to partner with an investor residing in my area who also knows and has done deals remotely in the markets outside California. I am able to generate the sellers leads and pre-screen them and you would take over from there allowing me to learn. You will keep100% of the proceeds from the transaction.

I am in contact with a wholesaler having a house under contract. I know an investor who could be interested in buying it. How do I secure my position to avoid the transaction going behind my back?

There is a property in WA state ( I live in CA )  consisting of 4 parcels with 2 homes on 2 of them. I have a problem with estimating the value to make an offer. Can an experienced investor contact me and help?
