Wholesaling out of state???

Cody Gray

I live in Montgomery AL, and I'm struggling to find a closing attorney or title company familiar with wholesaling locally.

If I find a company or attorney out of state, or even just a couple hours away, how would I go about closing the deal that far away? What are my options?

Thanks.

@Cody Gray  so what specifically do you want a closing attorney to do.

is it use buyer C s fund to pay Seller a  and you as B make the delta.. all in one transaction thereby you bring no cash in ?

I work in a lot of different jurisdictions and title companies ( the mother ship) have really started to crack down on this..

And for education purposes ... the closing attorney is an agent for the title insurer.. So its the insurer who dictates what they will insure... and what they won't the Attorney is the agent who has to implement orders from on high.

If closing attorneys do things that are not in the manual they chance losing the ability to write title insurance for that title insurer.

I do a fair amount of business in your state... and what I see for guys in your position is getting paid a contractor type fee on the hud..  But I don't really see the   A B C transactions..

however we close all we buy..

it is for these reasons in certain states that transactional funding is a niche.. you may want to look into that....
