What terms would you advise I ask for to be fair for both parties? 

I don't want to insult the seller but also don't want to lose a good deal. 

I have a small park under contract. 

4 pads

2 acres (County water and septic)

4 single wides (3br/2ba)

Currently rented $500 each. 

Asking price is $80,000 but plan to counter. 

My question is what's the best way to finance this size property being only 4 units? 

Traditional mortgage on land and separate loan on homes? It's in a USDA approved area, will that apply to this type of deal with $0 down. What loan term would I be looking at also with this size and type loan?

Or should I try to get seller financing?

What does everyone think about the talked about upcoming economic collapse?

Lets say it does happen, how should one take advantage of the market/ foreclosures?

Can someone who took advantage of the last collapse in 07-08 share a little bit of what they did to take advantage of the market to build wealth? What strategy?

Sounds good @Jerryll Noorden I was planning on using Listsource for list. Is there a specific list you recommend mailing to first? Absentee? Preforeclosure?

Hi @Claire Trammell

I'm just starting in wholesaling. I just ordered bandit signs for around town. I think I'm gonna order list through Listsource but I'm getting hung up on what to do next. Who to use? Most cost efficient and easy to work with. I'm trying to stay around $250 for first run so I want it to be as targeted as possible.
