Listening to Michael Quarles podcasts and reading the stickys at the top of this page has been the most helpful to me.  Research  your markets within 60 minutes of where you live and get the list of zip codes you are going to target.  Network and build a cash buyers list of investors/flippers.  Talk to them and determine exactly what type of properties they are looking for and their exact criteria.  I am in process of building my list, but from my experience already I don't feel like spamming 1000 investors/flippers on your email list with a property that doesnt fit their criteria is a good way to build solid relationships in this business.  Use listsource to determine how many investors and properties are available in your targeted zip codes before you purchase any lists at all.  That way you won't be paying for lists of zip codes that aren't worth targeting...you can do this for free in listsource.  I found a video on youtube where a guy explains how to use listsource to do it.
