Hard time getting leads

hello all i need some advice. I'm new to the DFW area and am having a hard time getting seller leads. I have posted on craigslist and put  out bandit signs but have gotten no hits. This is such a hot market and sellers definitely have an advantage and can be picky. How do i  market and strategize to get leads so that i can wholesale a home. Also, would you suggest wholesaling first and then flipping or going straight into flipping. We are extremely motivated and this business has to work we just need some guidance.

Bandit Signs are probably illegal in Plano. They are in Richardson. We don't use bandit signs for the simple reason they aren't legal in most locations, and we don't want that to be the first impression people have of our company. 

You can get door hangers printed for what those signs will cost you and just blanket a target area with them.
