Hello all,

I was wondering when it comes to a fix n flip how much should be allocated for contingency funds? Is their a particular percent or $ amount of the ARV that should be allocated for contingency? Who sets the contingency the investor or GC?

Thank you so much for sharing your story. We always hear the great stories and people hardly share the hardships. I plan to do my first flip soon and have been for a while letting fear of the unknown get in the way. I love the fact that in spite of the set backs you still would like to pursue real estate . I know that whatever happens i must learn from the mistake and press on. If I do not try then ill forever sing my shoulda, coulda, woulda's . Thanks again for sharing this story..

We looking to flip our first investment property and the contractor that gave us a bid requires 25% of the Reno budget upfront. He knows that I'll be using a hard money loan and he can get his money from the draws. Is this unusual? Is it normal for contractors to ask for money upfront?  If so how much is a reasonable amount? Thanks so much

I agree with ya'll we have been thinking small and need to change that. You don't realize it until someone points it out. Thank you. We will increase our signs and also be persistent in our online marketing as well as try other lead sources. What area in DFW seems to generate good bandit sign leads? I've tried plano and Frisco and got no replies. I'll continue to venture out.

I've put out 10 but those have been in plano and frisco. I just recently put out 20 today in Carrollton and ft worth. I've been updating Craigslist also reaching out to FSBO on Zillow and nothing. I will drive for dollars next week and start using the lists to try and generate leads. Any suggestions? All I can think of is keep trying and I need to see what areas I need to target I figured out that plano and frisco aren't it .

hello all i need some advice. I'm new to the DFW area and am having a hard time getting seller leads. I have posted on craigslist and put  out bandit signs but have gotten no hits. This is such a hot market and sellers definitely have an advantage and can be picky. How do i  market and strategize to get leads so that i can wholesale a home. Also, would you suggest wholesaling first and then flipping or going straight into flipping. We are extremely motivated and this business has to work we just need some guidance.

I'm curious as to when i should start my LLC. Should i start an LLC now or once i start generating some income? Thanks
