Very Motivated Seller but Can a Wholesale Deal Be Done?

Hi BP Family,

I received a call today from a gentleman who owns a home in Weatherford, TX that is about to be auctioned off tomorrow morning due to delinquent taxes. He owes $42K and the ARV is only about ~$60K. He indicated there is no mortgage on the property or other liens. We haven't been to the property but in looking at the outside, courtesy of google earth, it appears to be in bad shape. My husband and I are newbies so we're not sure if there is a creative way to help this person and do our first wholesale deal in the process or whether we should let it go. Help! :-)
