@Michae Butler Wow, was I wrong on appreciation! Sold a couple last year and they appreciated more than my standard single family homes. This one I purchased in 2015 at $55k and sold in 2022 for $280k. Don’t wait to buy real estate, buy real estate and wait.

These are great areas to invest in to try and get away from the high property taxes.  I own several in Johnson County and surrounding Counties. Just buy right and you will be OK.

@Justin A. my lenders are currently on hold and other lenders are charging outrageous points and interest.  I'd suggest waiting it out for a couple months.

Recommend calling the City 1st it may be in their easement.  I've had several replaced by other Cities in the DFW metroplex.

@Mike Storey It's corrugated metal for roofing.  I found several pieces at a flip I just purchased so used them for the MH.  I only buy MHs on their own land.  This one will lease for $1100-1200.

Quick tip to those getting started in long term mobile home deals.  I have found that one of the things that does not last very long is the skirting around a MH so decided to get thick sheet metal instead of the thin vinyl. I also only use VPF though out to help minimize long term flooring damage and help with quick turnover.  Happy Investing!!

Welcome aboard Cody!  I am an active investor in Johnson County.  I actually just purchased one yesterday in Alvarado at Tx Tuesday Auction.  Stay focused and keep in mind this industry can make you wealthy as long as your willing to put the effort in.
