Thanks so much for your comments! You’ve made some really good points.  As an update to my question, I decided to move forward with another applicant. After running a background check on the individual who offered the full 12 month payment upfront I found an eviction on her record that she did not disclose. Additionally, it came out that she is a smoker and “non-smoker” is one of our minimum qualifications. When I asked her about the eviction there were a lot of inconsistencies in her story. 

We had 12 applicants for the property (which means I unintentionally underpriced it) but there was a mini-bidding war so we were able to get a little more than we asked. All in all, I think we got a good renter! Time will tell.

I began looking for a tenant for my new rental property a few days ago and have received a lot of interest. One of the applicants qualifies in every way (clean background check, good credit score, non-smoker, etc) except that she has no income. She was previously married to a wealthy individual and currently lives off of the divorce settlement. She has offered to pay the full lease term (12 mos) upfront since she has no regular verifiable income.  Is there any reason I should not accept her as a tenant that I’m not thinking of? It would be her and her 4 year old daughter occupying the home.

Hi Bab, I live in the DFW area as well. I have a CPA that specializes in the real estate industry. Her office is in Austin but that has never been a problem as we do everything remotely and she has always responded to any questions within 24 hours. Message me for her info.

I would definitely look into North Arlington. As Adam mentioned there is a lot of new development underway and forthcoming and it’s very close to the airport. It’s also convenient to the nightlife in both Dallas and Fort Worth.

Hi Eric,

You could try sending direct mail to owners of multi-family properties in your area. I live in the Dallas area and my county's appraisal district will provide a cd with the property address, owner information, and property information for the county for a nominal fee ($20-$30).

Hello BP Family,

I contacted a person listed as the homeowner of house that I noticed was vacant. When she responded to my letter she indicated that she filed bankruptcy 3 years ago and moved out of the house at that time and the house has been vacant all this time.  There was a short letter taped to the window of the house advising to call the number in the letter for questions about the house. When I called they informed me that the house hasn't been scheduled to be auctioned yet and said that I should keep checking their website every few weeks to bid on it in their online auction.

Is there nothing that can be done with this house until it goes up for auction? I find it strange that it was been vacant for 3 years and that it is still listed in the previous owner's name. Is this normal?
