Realator Demanding to be there?

Okay to break it down-

I am getting a house under contract, waiting for them to execute and it will be done.

It is listed with a realtor-BUT the owner figured it out with the realator and he will pay him out of pocket. 

There is a lock box, and a buyer of mine want's to stop by and see it (keep in mind ill make $20K off this..probate situation-just want inheritance- taxed jan 1st if not sold before then-so NEED to sell) Anyway He wants to stop by, but the realtor is saying He HAS to be there? even though there is a lock box?? 

I told him to send a liability waiver or use the email stating blah blah is stopping by this date for legal proof. 

Does he need to be there? Or is he trying to pull something because he wants to be there?

Does he HAVE to be there?  no.  Should he protect his client by not letting 3rd party people who he has no knowledge of into the property?  Yes, he should protect his client.  Should he accept 'commission' or compensation outside of closing?  No.  So, he is taking a stance on one line while totally on the wrong side of the real estate commission on another.

Is it a big deal to you to have him there while your buyer wants to walk the property?  It shouldnt be the end of the world or a deal killer for your buyer, should it?
