All in all, I made $10,000 on my second house, which isn't bad for a beginner, but knowing I could've made $30,000-40,000 hurts me now that my mentor tells me haha. Oh well, NEXT!

 Story of our life walking into the messes right? I think its rather interesting to wonder how it get to that point.  UGH the lock box, its so overlooked when it's taught hahaha. Its not big deal, be glad you closed it. Ive been scraped over the coals before by a buyer who knew how to negotiate reallllllyyyy good in some not so nice tactics. I have lost a TON of money from that. But no worries, trust in God brother!

Whenever I tell this story, people always tell me this is not my gaf, because bad, dishonest people were involved.  However, reflecting back on that, I wish I would have done more due diligence on the people involved.  I can't say for sure that would have made a difference, but that's one of the biggest things I took away from that.

Fortunately, I didn't lose more than I could afford to lose.  And, I always say that was my PhD in real estate.  However, I really feel bad for some of the other people who were affected.  There were people who lost a LOT more.

 To start off it sounds interesting. There is a development outside of CLE that is like that, and its no joke, 10 sq blocks of cookie cutter duplexs, all sold, all look great. The financing part sounds pretty fascinating at well. 

I wonder how the builders got right to it in the first in the place. ONE HUNDRED AND THIRTY YEARS!! WOW!!! I am with you on how normal people can see it like that, but to people like us where it is the norm DD is a given I can see and agree with you.  It may not have made a huge difference, but hind sight is hind sight right? If only I would of chosen 5 different numbers for the megamillions lottery etc.. That is a great lesson. You are alive, have food and house over your head it stinks, but God has indeed prevailed through the bad brother! Glad you have some high level lessons and experience. Hope it never happens again.

No on second thought.....Defiantly getting married, more a life error than a career mistake.

 Youre still 10,15, 20 years ahead of some poeple.

One story I can  think of is when I first started wholesaling, having one buyer who - was pretty legit - did multiple deals with him, but soon to realize that this person would work would be to tell you they were going to buy it for the fee you wanted, wait until about 3 days before closing, give you a call then proceed to squeeze you. Some of the terms to do said act would be, "just looking at the numbers, I dont think this thing will work, what will you REALLY take for this thing?", "I dont know man, thing is in rough shape, if you dont like what Im giving you, you can take it to someone else" etc. Keep in mind this would happen 1,2 or 3 days before hand. They would have everything sent to title, on their account/escrow so it would act as good faith. Then sign the assignment the day of or before.

Needless to say, I have learned a lesson there.

I just had my BIGGEST gaf on a MONUMENTAL scale that you can tell your friends and grandchildren in the long future, to teach them a lesson. Its not a good idea to share - yet - because its a such a freah wound. I will be sharing in the future though!

What is your biggest gaf/stupid mistake that you have made in your career so far?

It may include you ending up with egg on your face, missing something extremely obvious, or making a beginners mistake.
