I'm looking to access to the MLS for running comps in exchange I would pay a fee to you every time i complete a deal and sell a property.

Like I said I'm not trying to make a fortune, more so build confidence that I can do this and do it the right way.

Roof repairs are 6K - 8K depending on additional damage (two estimates)

The house can easily be rented as is without making any cosmetic updates, but to get a higher sale price all you would have to do is refinish existing cabinets in kitchen and bathrooms 1K - 2K

I took 6 homes recently sold in the neighborhood around the same square footage and average them out to 225K for ARV

Has to the potential to be higher with unfinished basement!

Hi BP,

Here's the deal I'm contemplating....

Seller moving out of town and needs to sell to pay mortgage. I have negotiated the price to 170K. Home is located in Alpharetta, GA, which is a great city outside of Atlanta. Recently sold homes in the neighborhood sold this year average out to be 225K.

This home needs the roof repaired and cosmetic upgrades. I am a beginner and don't want to get into rehabs just yet. I'm looking to assign the contract to an end buyer but I am unsure if this is a deal for the end buyer who's looking to flip and hold/sell.

To me this a good deal, but I'm nervous that I won't be able to find a cash buyer. Yes I have the appropriate out clauses in my contract but its my first deal and I'm just not confident!

Not looking to make a fortune, just looking to complete my 1st deal.

Any advice would be appreciated!!

I've been eager to get started wholesaling in the north Atlanta area near Norcross. After much reading and watching youtube videos, I still have the jitters about exactly where to begin. This has led me to seek a coach or mentor that could help me through my 1st few deals. I came across an ad on craigslist stating:

Not only do we teach you real estate investing we guarantee your success!!!!!!!!

YOU WILL RECEIVE: All advertising needed for your success, Motivated sellers contacts, Cash buyers contacts, Private money contacts

We will partner for 6 (six) property purchases and resale and equally split the profits (50/50).

This sounds good but I would like to see what some more experienced wholesalers felt about this deal...

Hi BP, my name is Jason.

I'm new to BP and real estate investing. I moved to Atlanta from Cleveland last year and looking forward to getting my real estate career started with wholesaling. After much reading, I figure this would be a great first step toward my future goals of earning income through owning multiple rental properties.

I'm currently looking for/to: mentor, title company, real estate attorney, build buyer's list, attend REIA meetings, etc
