Wholesale contracts and assignment fees

I think I heard somewhere dumb questions are ok? Lol so here goes!. Should my investor/buyer need to put some type of deposit or something with this assignment contract to make sure he comes to closing? .... and if not What if buyer don't arrive at closing?

And while I'm at this question thing .. When Assigning my contract with all parties knowing my fee at closing ...
Question is wouldn't it be a awkward position .. the house seller thinking .. Hey? You said no realtor commission or closing costs?.. But kinda like I'm paying it anyways ($5000.00) only different words??... How do you handle that?....

Also, for your buyer you can request "blind" HUD documents. This will only show one side of the transaction not the fee paid by seller. Using a title company experienced in dbl. closings can help you with this.
