Very good points! .. I think that sounds good with the two PSAs ... basically the PSA you give to the end buyer needs to be basically a copy of the one you made up with the seller now if I'm not mistaken, only a different Names addresses and EM Deposits

I can understand earnest money (which is usually written) on the sale and purchase agreement contract but on a assignment of contract to the end buyer (investor)? Sounds sensible but Id have to get a line in the assignment of contract then for some type of deposit?

EM deposit?? ... That's a new word on me .. What's the EM stand for? Or was that a typo? Lol

And then when one does a assignment of contract rather than a sale n purchase agreement contract . The buyer could simply just not show at the closing since with a assignment contract there no earnest money deposit involved hmmmmmm....

I don't think theres concern with the investor/ buyer end but more on the distressed home owner end what they would think ... The investor/ buyer wouldn't care as much long as he is getting a good deal ... Making good profit on the deal .. But to market on the idea of saying no commission costs cause no realtor involved and no closing costs ..lol ... But then being five grand or so is kinda like fees anyways ... I wonder how some have handeled this

I think I heard somewhere dumb questions are ok? Lol so here goes!. Should my investor/buyer need to put some type of deposit or something with this assignment contract to make sure he comes to closing? .... and if not What if buyer don't arrive at closing?

And while I'm at this question thing .. When Assigning my contract with all parties knowing my fee at closing ...
Question is wouldn't it be a awkward position .. the house seller thinking .. Hey? You said no realtor commission or closing costs?.. But kinda like I'm paying it anyways ($5000.00) only different words??... How do you handle that?....
