New Real Estate Investor in NJ
Hello everyone,
My name is Ivana Timmers and I'm from New Jersey. I am starting my journey into to real estate investing looking to do wholesaling , I would love to connect with anyone who has knowledge on the topic. I am looking forward to connecting and working with new people. This is a journey I am eager to start I guess you can say I am all in!

Why do you want to do wholesale? NJ is probably one of the worst states for wholesaling real estate. There is a lot of competition and you need a lot of marketing spend even to make a dent.

I want to do wholesale because after looking into it i felt it was a good way to get into real estate investing

It's not. You don't know any local investors and you don't have marketing going right now, so how are you going to wholesale properties in a state where there are a lot of wholesalers? What you probably mean is that you think you can make enough money as a wholesaler to start investing, but that is 1 in 10,000 or more probably who start. You have to figure out your why. Why do you want to get into real estate investing? How much do you have to spend to do that? If nothing, focus on meetups and getting to know investors before deciding if you should jump off the wholesaling cliff.

Wholesaling is a great way to get started in real estate.
HOWEVER, you need to consider what it is.
Wholesaling is a sales and marketing business. It is NOT investing.
Can you keep some of the properties you get under contract? YES.
Are you going to make money that month if you don't sell contracts? Probably NO.
Are you ok with building a business that needs constant sales and marketing training?
Are you willing to start in less popular markets before competing with experienced companies using the big markets?
These are all questions to consider. If you'd like to have a longer conversation. Reach out.

I know a lot of very successful wholesalers throughout NJ. I work with a ton of developers and investors in NJ, specifically northern NJ (Bergen, Hudson, Essex, Middlesex, Union county). I would be happy to connect and if you get any great deals for development or investment properties, I can get them sold quickly.

Hi Ivana,
I did wholesaling for a few years from 2017 - 2019 and I found it pretty difficult if you don't know what you're doing. The best technique I found was D4D and use the 'sniper' method. You find an abandonded property and look it up and see it's got issues then you track down the owner and never let go. I rarely used postcards, just finding their phone number and keep calling. Times may have changed but after spending a lot on postcards, online ads, bandit signed(yes even in North NJ), I found D4D then lookup the owner and keep a short list to focus focus focus on. @Ivana Timmers There are some big players in wholesaling down here in SJ. It can definitely be done despite what others are saying. You should look to connect with them and get a job working for someone instead of going at it alone to start.
