Hi Jane,

My brokerage uses Monday.com, and it is an excellent CRM. It has a bunch of features to organize your leads into different categories, and add numerous notes to each lead/contact. You can also set up Monday boards that are shared among multiple people so you can see each others notes. This is a great feature for working on a big team like yours because you could have all 14 people on a shared Monday board collaborating on different deals/leads.

Hey Victor,

I would recommend shopping around at a bunch of different brokerages and finding ones with the best split and broker for guidance. The brokerage I am at, New and Modern, is 100% commission brokerage with only a $100 monthly fee. You keep all of your commission unlike 99% of other brokerages. Our niche is sourcing off-market deals for developers we work with that buy them and build new construction on them. We then get to list the back-end new construction listing. Our office is in Clark, NJ, and we do a ton of new construction in Bergen and Hudson County. I would be happy to talk to you about it and help you get started sourcing off market deals if that's something you would be interested in.

I would strongly recommend looking into North Jersey suburbs as there are a lot of great starter homes for $500-$600k, that are nicely kept and renovated. I'm currently helping two clients find a starter house in Bergen County for the same price $500k-$640k Max. There are a lot of great, renovated houses in excellent neighborhoods in Bergen County. Some of the top rated schools, downtowns, neighborhood, and safety ratings in the North East. Let me know if I can help in any way, thanks.

There are a lot of great areas to wholesale. Some hot areas are Jersey City, Newark, North Bergen, Guttenberg, West New York. I work with a massive list of developers and investors that are cash buyers. I would be happy to connect and see if we could close any deals together.
