In the East Coast we work mostly with First American Title Insurance Company. Two other options woud be Global American Title Agency, and SJSA Title.

There's a lot of information on how to find cash buyers as a wholesaler, but what about how to find wholesalers in markets that I'm looking at investing in?

For context, I'm from Middlesex county but for SFH flips in Mercer, Camden, and Burlington County around the Philly and Trenton area. I will join SJREIA and other irl networking groups to meet wholesalers but in terms of meeting them online, how should I go about that?

I did wholesaling for a few years from 2017 - 2019 and I found it pretty difficult if you don't know what you're doing. The best technique I found was D4D and use the 'sniper' method. You find an abandonded property and look it up and see it's got issues then you track down the owner and never let go. I rarely used postcards, just finding their phone number and keep calling. Times may have changed but after spending a lot on postcards, online ads, bandit signed(yes even in North NJ), I found D4D then lookup the owner and keep a short list to focus focus focus on. I know a lot of very successful wholesalers throughout NJ. I work with a ton of developers and investors in NJ, specifically northern NJ (Bergen, Hudson, Essex, Middlesex, Union county). I would be happy to connect and if you get any great deals for development or investment properties, I can get them sold quickly. 

Why do you want to do wholesale? NJ is probably one of the worst states for wholesaling real estate. There is a lot of competition and you need a lot of marketing spend even to make a dent.
