Questions on whole selling contracts

Hello I'm new to wholesaling and I had a couple questions. I'm planing on wholesaling but selling contracts . I will be marketing to people in default of there mortgage so I can talk straight to seller. I don't wanna use money in the deal as in buying it and then reselling it . I rather just just sell the contract and let the person who buys the contract pay for the house. 1. Do I tell the seller I'm going to buy it or do I tell them I will be selling the contract to a cash buyer? 2. Do I have to put a down payment to the seller before making a contract? 3. How do I buy time to look for a buyer? 4. What is the average charge f fee for selling contracts? 1.

your contract should list you (or your llc) and assignees. Truth is any contract can be assigned. I think you complicate things when you tell a seller you're going to wholesale it. No dishonesty if you include assignees in contract.
