What is the process if I found a house from a wholesaler , but I wanna buy it using a hard money loan?

So I found a potential lead, numbers look good. After I take my contractor inside and get estimates and I come up with a mao (max allowed offer). How do I submit a offer. this is my first time submitting offers. this lead is from a wholesaler so im not working straight with seller, but I would be buying house using private money  . Please Walk me through this process.

I got a call off my bandits signs from a landlord that has 2 3/1.5 houses side by side. He says that the tenets lease is up in the end of july. He wants me to give him a offer on them both. If we came up with a agreement on price. how would I put this under contract since the tenets are there till july. Would I put it under contracts now or wait till the tenets are gone in july?

@Manny Cirino i told him i wanted us to sign a marketing contract stating that i will market his deal to my partners andd if i get the deal done we split the proit 50 50. thats when he said "thats fine but i cant grant exclusivity" (what does that mean? And What should I do?) he only has 5 days to sell the contract due to tax levy on home.

i found a wholeseller who has a home under contract but he cant find a buyer the house has a tax levy on it. So i told him i could find a cash buyer from my list to buy it.

But,how can i secure my self from having the wholeseller im working with from stealing my cash buyer when i try to get the deal done? Any Contracts we can set up . The wholeseller told me he cant grant me exclusivity.(not to sure what that means EXACTLY)

Hello

I am about to put in a offer to a home that is currently going on 2 months mortgage past due, I got off a direct mail campaign. I want to put it under contract and then sell the contract to a cash buyer rehabber for a profit. Before I Sent a offer I wanted to clarify the process. After I send the offer and if It gets accepted, how do I determine the down payment? One other question how do I get the profit off the sell of contract?

Hello I'm new to wholesaling and I had a couple questions. I'm planing on wholesaling but selling contracts . I will be marketing to people in default of there mortgage so I can talk straight to seller. I don't wanna use money in the deal as in buying it and then reselling it . I rather just just sell the contract and let the person who buys the contract pay for the house. 1. Do I tell the seller I'm going to buy it or do I tell them I will be selling the contract to a cash buyer? 2. Do I have to put a down payment to the seller before making a contract? 3.
