Looking to source end buyers, need advice please.

I am putting a decent amount of deals under contract, and am doing a lot of JV's on the deals, I am looking for a way to source end buyers directly to improve my spread, I am considering joining Pace Morby Subtto, Jamil Damji's Astro Flip, or Investorlift does anyone have advice on which would be best to connect directly with end buyers? thank you and I hope everyone's holidays were incredible.

Not sure what market you're in but local Facebook groups for investors are always a good place to connect with end buyers. As are local meetups.

If you're using a data provider like propstream you could also search the area in which you have a contract for cash transactions, see who bought it, skip trace them and then reach out. Odds are if they bought one in the neighborhood they'd be interested in another.
