New to to Wholesale - Where can I get a list of properties?
I live in the beautiful city of Carmel, IN. I'm originally from Ecuador and lived in Los Angeles before.
I am a software developer and I have a passion for computers. However, my team was let go about five months ago. During my years in the computer industry, I have flipped three homes and currently own two rental properties. Although I am uncertain about returning to a traditional 9-5 job, I am interested in learning more about wholesaling to continue building my real estate portfolio through the BRRRR method.
I have watched videos and listened to many experts, but I cannot afford to pay for additional courses at this time. Additionally, I have a solid understanding of how real estate works and am currently working on obtaining my Real Estate license. I am curious about where I can find a list of properties to wholesale.
Also, I would love to know if there are more people in Indiana that does wholesale.
Any advice would be greatly appreciated :)

You can buy any "list of properties " you like. That is not going to make a difference.
You are not looking for a list of properties. You are looking for motivated sellers. Here is the difference:
When you buy your list of properties, (foreclosures, absentee owners, job loss, tax liens, relocation, death in family, inheritance... what ever list) you have to send 1000s of maielrs calls or texts to get one deal (if lucky). Let's say you need to send 1000 mailers calls or texts to get one deal. That means that from your list of 1000 people, only ONE was motivated enough to do business with you. That ONE person out of 1000 is a 0.1% conversion rate.
This means that 99.9% of the people ... of the "list of properties" you buy are NOT motivated. 99.9%.
Now pay close attention, and now you will understand what 99.9% of people on Bigger pockets fail.
This data I presented is not news to you. EVERYONE knows this is accurate. What do 99.9% of the people here conclude?
"Ohh if I get only a 0.1% conversion rate it means I need to send more mailers calls or texts, or buy more property lists to wholesale".
What do I conclude?
I conclude that if whatEVER strategy I am doing gives me a 0.1% success rate... Let me rephrase. If whatever strategy I am doing is giving me a 99.9% failure rate, I conclude it is NOT WORKING. Do something else. I am not going to "do more". Are you kidding?!
Success in this space (or any space) is not about doing what works. It is about being smart, collecting data, and incorporating to guide you what actions to take. Opinions, "majority rules", emotions, # of followers, # of likes, being male or female, has NOTHING to do with it.
STOP listening to others and think on your own.
I am not just talking a good talk. I use data and every single time I whoelsale I make between $50K and $100K a POP. EVERY single time.
Now please focus. You CAN NOT target motivated sellers. Can't. No list can. No gadget, no software, no propstream and no AI. Nothing can.
Why?
Are you willing to sell me your house for 20 cents on the dollar? No?
OK I guess you are not a motivated seller. God forbid, knock on wood something happens to you tomorrow and you become motivated. Who knws that you became motivated? NO ONE.
Do you magically appear in the "motivated seller list" in propstream? No.
Do you magically get a tag next to your name in the government registry that says: "Guiselle NOW is motivated, everyone send her a mailer call or text"?
NO!
NO ONE knows when someone becomes motivated and that is why nothing can target motivated sellers.
Then how do you get in touch with motivated sellers? Simple.
When is the last time you went to the library to find information on a problem you were dealing with?
17 years ago?
Thought so.
What do you do?
You go to Google yes?
The ONLY way to reliably get in touch with actually motivated sellers is for you to make it extremely easy for them to find you.
When you get bitten by a rattlesnake are you going to plant your bumm next to the mailbox hoping someone will send you a DMM on what to do when you get bitten by a rattlesnake?
NO you take it upon yourself to solve your problem.
Forget what everyone says. It is absolutely ridiculous. Use your own common sense and you'll see what I am saying is absolute truth.

The best thing is, you can do everything I told you 100% completely free. SEO doesn't have to be expensive if you simply use common sense. I am not selling you anything. I am telling you, what I do, what I am charging people to help do, you can do on your own too, for free. I am doing it right? So can you!
Remember, the first step to success is.. USE Your Brain! Be smart. be intelligent. It starts there. Work smarter, not dumber! (or was it harder?! Same thing).
