So you found a willing seller. Now what? you gotta know what $$ will work for and investor to take your contract, you make a bit and the seller be willing to sell. Then complete a contract for sale with the seller and have your subject to contract ready to go.

I believe it is doable, but you really gotta invest the time, energy, and $$.

Maybe, go to a local meetup and get to know who the wholesalers are and see how you can be of help to them and learn the ropes that way.

Don’t know why you’d be interested in wholesaling.  Do you want to run a business with all its inherent problems, time constraints, expenses, etc.?  Most wholesalers I know personally who are successful over time spend $10k monthly or more on marketing.  IMO, the way to wealth and financial independence is ownership of appreciating assets.  However, if you do want to operate a wholesaling business, don’t do what everyone else is trying to do; create something with a unique aspect to it that will differ from the crowded marketplace of businesses all doing the “I buy houses” thing. 
The professional mentorship’s offered are worthless or worse.  Most of the gurus have had no success, or limited success, or out right failure at what they “teach”.  These programs have been professionally prepared by a small number of seminar companies operating out of Las Vegas and or Provo, Utah. Many of the gurus are actually paid actors.  Many have Ben sued, and most will be sued in the future. FTC has issued restraining orders against many; when they close down another takes its place.  
If you want to leave the programming field, try to get a position with a Real Estate Investment Trust, starting as an analyst.  Based on your professional background and professional presentation, I think you would be VERY successful in the COMMERCIAL real estate arena.

There are programs such as Batch Leads. They have an annual fee but you can get all types of lists off of there. They also have some methods to do marketing from the program. There is also DHM. They have something similar. I can send you a small list and let you see what I am able to get. Our company is in Northern Indiana!

It took longer than expected because my husband and I were working full time on our regular jobs. Still, it was such an amazing experience. 

I must say, it was not easy. It required a lot of time and patience.
