% chance of getting a deal with bad condition house and unmotivated seller?
I heard on a YouTube video that if a house is in GREAT condition (house is NOT motivated) and the seller doesn’t want to sell at a discount (seller is not motivated), then you’ll have a 1% chance of getting a deal.
So what if a house is in TERRIBLE condition (house IS motivated) and the seller doesn’t want to sell at a discount (seller is not motivated).. What percent chance would you have of getting a deal?
And how would you follow-up? In 90 days? (30 days for pre-foreclosure?)

The closer you get to foreclosure, the less the decision to sell is in the hands of the seller, and is transferred to the hands of the one foreclosing. When there was a lot of houses available, and the foreclosures were added to that number, it was a buyer's market, and the person that foreclosed was more inclined to deal. That's not the case now. The property is foreclosed on because the person doing the foreclosure wants their money back, and they're not getting it from the seller,...hence the foreclosure. They know they can/will get it after they foreclose though.
