How does this deal sound?

I have a potential seller who has a tenant that needs to be evicted. The property would be purchased sight unseen without pictures.

ARV: $280K

Would be looking to sell the contract for $140K

Not sure if I could should go through with this or not. I heard evictions in my area run for about $5K. I know the cash buyer would have an average of 4 months of holding costs while the eviction process takes place. The property was built in 1965. The seller purchased it 10 years ago and from the pictures on Zillow the rehab would have been about $45K in my area (accounting for the price increases). As you can imagine, the rehab cost is unknown.

Also, this is in a tenant-friendly state.

Would this low price entice a cash buyer to buy?
