Is D.R. Horton the biggest real estate wholesaler?
D.R. Horton is one of the biggest home builders in America. Sometimes they’ll buy contracts to buy pieces of land and sometimes they’ll decide through inspection “it’s not good enough for us”. They’ll assign that contract to buy a piece of land to other people and they’ll legitimately make million dollar assignment fees. All legal.
I think the market cap is worth $30 billion dollars and they wholesale houses. That corporation.. And they make a good amount of money doing it too. They’re not wholesalers per se, but they make a ton of money doing it.
If you think a $30 billion dollar corporation is going to be okay with wholesaling being illegal—no they’re not. That’s the reason why they don’t ban wholesaling. It’s because corporations like that would never stand for it.

Eh hm.. this is not correct at all the difference between mom and pop wholesalers is they have no means to actually close the deals.. Horton can close everyone they line up.. and its not their sole focus by any means.. and let me tell you by personal experience Horton usually just walks from their EM they don't assign the deals. I have bought dirt that they had tied up and walked away from and they did not get any fee they just lost their 100 to 250k deposit.
You can make the argument that commercial companies may assign a contract occasionally are the same as all these mom and pop wholesalers you see around the country and the states that are cracking down on their methods of selling real estate without a license. But they are not .. they dont have set up websites and direct e mail and text message marketing of properties they dont own.. when a company like Horton assigns its between other corporations or very well to do developers they know ..
I am a little guy playing in this sandbox so I know all the land acquisition guys in my market here for DR Lennar Holt Toll Brothers etc.. and what you describe is simply not correct by a country mile.
