Hi guys,
It's ray again here with a bird dogging question.
I am an unlicensed wholesaler here in Tx. I was thinking about running an add that states I buy beat up vacant houses. The add would then go on to say if you find a beat up vacant house and send me a photo along with the address, I would pay you if i end up closing on the property. Am I allowed to do this sort of thing in TX? Thanks in advance for any help! :)

Ray, paying only on the basis of performance, the closing of a deal, you'll be paying an unlicensed person to facilitate a transaction by locating the property for you. The way around that is either pay them for the pictures on all houses or make them a member of your LLC with that being their duty and then being paid under the operating agreement as to profits or even an advance on profits. I suggest you ask your attorney as to your best course of action and don't mess with TREC. :)
