Learning how to Wholesale Real Estate

Hey there, I’m currently new to real estate investing. I’m currently at a 9-5 and I want out in the next 6 months to a year. My dream was always to invest/work in real estate. I’m currently looking at wholesaling real estate as it is low risks as far as capital goes. There’s a course out there that I want to invest in but it’s about $5,000 and its one on one/ course & video material. I don’t know if I should take the course or slowly learn my self and spend the money on advertising cost. The only down side to learning myself is that it will take much longer to learn and I really don’t have that much time since I’m always at work. I want to spend my time as efficiently as possible. Any help/recommendations will be much appreciated.

 Look, I am not against courses. I offer one so I would be a hypocrite if I talked bad about courses.

But here is how I feel about all you said, and yes I do feel extremely strongly about it, and this is not just my or A opinion but this is universal fact... hence me going the path I chose to follow being quite succesful at this if I say so my self. Damn I feel conceited saying this... but alas.

Wholesaling is getting a house under contract below market value and then assigning that contract to a cash buyer for a fee.

Bro, this is ALL wholesaling is. You are a marketer when it comes to wholesaling.

There is NOTHING to wholesaling and I firmly believe that not only fo you NOT need a course on it, but it is a BAD thing getting a course because I am willing to bet they will teach you how to do it dishonestly and simply wrong.

Now fine print.. I have no idea who is selling you that coiurse so me making such claims about someone I don't even know is not fair... but I have been in this space dealing with people desperately contacting me left and right asking me for help as they explained how this guru and that guru told them this and that and now they are out thousands of dollars without anything to show for it.

Now think about it... do you think it is hard to assign an AMAZING deal to a cash buyer for a fee.. IF you have an amazing deal? NO, absolutely not..

My point?

It is not wholesaling you need help with. It is finding REALLY good deals that everyone is struggling with. That wholesaling course is NOT going to teach you how to find good deals. More than likely they will tell you to 

1) scan the MLS

2) Let other wholesalers that don't know how to wholesale bring their deals to you (yea... some guru with initials PM is telling others to do so.. are you friggin kidding me)

3) D4$. Cold Calling. DMM. Text Messaging

4) Conect with Real Estate Agents to bring you deals.

Now please please please stop idolizing these gurus becuase they are HONESTLY full of CRAP!

1). Scan the MLS?

The MLS is where people go to get market value for their house. Dude, don't bother

2) Let other wholesalers that don't know how to wholesale bring their deals to you

Basically.. and you eill laugh at this.. you are counting on wholesalers that have NO CLUE what they are doing.. to bring you GOOD DEALS? ... so you can make money?  Are people actually falling for this crap.. for Pete's sake

3) D4$. Cold Calling. DMM. Text Messaging

Anything to do with a list, is bad. Please just trust me on this. NO list can generate motivated sellers. It is IMPOSIBLE. Foreclosures, absentee owners, tax liens.. these people are generally NOT motivated to sell. Motivated selelrs are NOT people that NEED to sell. Motivated selelrs are peole that WANT to sell. Anyone that wants to sell will make it happen. They will do what it takes to SELL their house. Anyone that NEEDS to sell their house (but doesn't really want to.. forclosures, taxliens probate etc. etc.) do what ever it takes to KEEP their house and will always offer resistance. If you need more logical evidence where I  mathamatically prove using facts not opinions that lists do not work, just let me know and I will share a video here in the forum showing you this. So can you get a deal using lists.. yes you can. Shoudl you do it? No. If you need to contact thousands of people to get ONE deal closed, obviously that method doesn't work right? If you were truly dealing with motivated sellers using lists, it wouldn't take THOUSANDS of contacts to finally sign a contract.

4) Connect with Real Estate Agents to bring you deals.

Trust me on this.. people that are motivated and want cash NOW, are not going to an agent. In fact, I advise my students to absolutely not to sound like an agent.

So I would not advise you to buy a course on wholesaling. It is not "how to wholesale" you need help with, it is how to generate highly motivated seller leads is what EVERYONE is struggling with.

Appologies to everyone selling a whoilesaling course... but this is my opinion (which is based on fact)..


Focus on what will ACTUALLY make you succesful.. motivated leads. Focus on that, the rest will automatically fall in place. Why do you think I decided to become a masrter at SEO? This is what WILL generate highly motivated leads, and now... things are easy for us.
