My suggestion to you before you spend a lot of money on a program would be just to read up on the type of real estate that you are interested in. When I was wholesaling years ago I learned everything about wholesaling from this forum and the BP podcast. I also connected with @Jerry Puckett who helped me dial in my probate direct mail and get on some great deals. 

I would be a bit wary of expensive real estate courses, at least until you have a basic understanding of how the business of real estate works and who the quality educators/mentors/gurus are. Real estate has become very popular over the last few years so  a lot of new investors have entered the space and unfortunately there are a lot of people selling overpriced regurgitated information to uninformed new investors. 

Spend some time on the forums and grab some of the books out of the biggerpockets book store to start. You could also try reaching out to a successful wholesalers in your market and offer to help them for free. I'm sure that there are tons of experienced wholesalers in your market that would love to trade your time for their experience.

Thank you for the advice! Yes I definitely gotta do more research. I know in the future I want to invest in big time rentals, but for now just so I’m able to quit my 9-5 I think the best thing for me to do is to wholesale. Again thank you!

@Jerryll Noorden I see what you’re saying here and I greatly appreciate your feedback! That’s what I’m thinking! The paper work and stuff seems pretty easy once I do my first deal I’ll get the hang of it! I can also use my money for marketing expenses. My viewpoint on it was kind of like a scape goat to get out of my 9-5 but I just gotta hustle and do the work for myself. Again I appreciate the insight my man! 

Hey there, I’m currently new to real estate investing. I’m currently at a 9-5 and I want out in the next 6 months to a year. My dream was always to invest/work in real estate. I’m currently looking at wholesaling real estate as it is low risks as far as capital goes. There’s a course out there that I want to invest in but it’s about $5,000 and its one on one/ course & video material. I don’t know if I should take the course or slowly learn my self and spend the money on advertising cost. The only down side to learning myself is that it will take much longer to learn and I really don’t have that much time since I’m always at work. I want to spend my time as efficiently as possible. Any help/recommendations will be much appreciated.
