Does direct mail still work in 2022?

I am going to start wholesaling. Is direct mail a dead strategy in 2022-2023?

Depends on the market, the list, the mailer, etc. I got a call today from an ugly yellow postcard 4" x 5.5" sent with a regular postcard stamp (not bulk) I bought 10,000 post cards for $500 at Vista Print. I used Avery 8660 labels. Same message both sides. Even the postman gets to know I buy houses.

We stopped DMM, we spent thousands of dollars in that and almost 0 response rate. What kept us going lately were from PPC, TV, and website. Others came from the old leads in our system though follow up and got lots of responses from those people that said, "not interested", "not for sale", "not selling right now", "No" and those who declined our offers as well. We just closed one recently from a very cold lead 2 years ago.

Have you looked at FB and google ads campaigns ? Expensive but you will get a lot more impressions (eyes on you) than direct mail.

my inbound direct mail has certainly slowed down.  Robo calling and text message is slowly replacing it kind of like EV cars will slowly replace ICE vehicles.

Yes, 100%. First you need great data, preferably data that can only be pulled manually that would indicate high levels of motivation. This could be probate records, divorce, code violation, etc. Depending on your county, that information can be easy or tough to get. The tougher the data to get, the better the leads will be. Next you need an effective mail piece.

Can you get a deal from DMM, yes. Of course. Does it work? No.

You need to send THOUSANDS of mailers before getting ONE deal right? You can expect a "no". The norm is "no". The exception is "yes".

You are saying... that a lead generation strategy where you can expect a no, where the norm is "no"... works?

The ONLY people that say it works, simply do not know there is something WAY better out there. No man. DMM doesn't work, cold calling doesn't work, text blasting doesn't work, because the list you have mainly doesn't include motivated sellers.

There does not exist a method where ANYONE can "extract" motivated sellers from the general public. It simply doesn't exist. You are relying on luck.

If DMM works.. then so does becoming financially free with buying lotto.

Why don't you just buy up 5000 lotto and scratch-off tickets every month and chances are you will get lucky too.

I know this goes against what EVERY.SINGLE. PERSON is saying on BP, podcasts, youtube etc. etc.

But I propose this. How many Einsteins are there? How many Isaac Newtons are out there?

There are FAR more dumb, brainless, and incompetent people then there are smart ones on this planet sadly. Of course the majority of people will swear by it. Most people don't think!

Why would anyone go through that trouble to be yelled at, to be told "no" 99% of the time when there are FAR better ways?!?!

Sure if DMM was the ONLY way to do it, there would be no argument... but it isn't. Why DMM is still alive, is beyond me!

Lastly...

Every month more and more investors come to market. And thus more and more sellers get more and more mailers. Of course DMM is becoming less and less efficient. There is no need to ask that question if it still works right? If it did, you wouldn't ask if it still worked.

Now you can be stubborn and only accept the answers you WANT to hear.. or you go against the grain, and become successful RELIABLY!

Don't mean to be argumentative, but every point you listed is false in my opinion.

No idea why or how you think they are true.

1) DMM is not competing against "Digital Overload". What does this even mean?

You pick ONE digital strategy and assume all digital strategies have the same characteristics. Let me explain.

I rank #1 on google. How is there a digital overload when the seller goes to google, sees my website (while no one is forcing them to look at any other website if they don't want to) and fill in my form? There is no "overload" ranking #1 on Google right? At the #1 spot.. I have no competition. None! Everyone will click onm the first ranking result.

2) DMM is INCREDIBLY comnpetitve. I am absolutely shocked how ANYONE can make this statement. Pretty much EVERYONE is doing DMM. Do you know how many sellers contact me and start to vent how they appreciate us because other investors have sent them 46 mailers last month? No man. It IS competitive.

3) Unique discounts? This really doesn't add up. It is like this. Imagine you have 387 pineapple plants and they are all fruiting. You have too many. Now you see an amazon promotion where you can instead of buying a pineapple at $10 they have a discount running at $5 per pineapple. You already have a ton of them, you don't need to buy one, but you feel compelled to buy because they have a discount.

Are you saying you should do DMM because UPS gives a discount? That is not the reason to do DMM nor is that valid proof DMM is still "alive and kicking".

I mean say the sentence out loud: "DMM is still alive and kicking because UPS offers unique discounts". Doesn't make sense right?

In fact, it is the opposite way around. If DMM was alive and kicking (meaning there is demand for it) prices woudl go UP, they wouldn't offer a discount.

Just my opinion my good man!
