Rental Arbitrage Mgmt fees are KILLING me! How do you reduce them?

Looking at rental arbitrage in Melbourne, FL. Favorite community charges monthly rent + "lifestyle fee" $29 + Pet fee $25 + Trash and pest fee $18, then we pay electric, water and wifi. Fees charged for EACH new tenant on a one-time basis: $300 PER PET, $80 pet "dna" fee, $25 criminal background. If you are renting arbitrage to mid-term tenants, how do you avoid these fees on a per-tenant basis?? Are we missing something??

Don’t buy (rental arbitrage) in that community.
