Post: Rental Arbitrage Mgmt fees are KILLING me! How do you reduce them?

Looking at rental arbitrage in Melbourne, FL. Favorite community charges monthly rent + "lifestyle fee" $29 + Pet fee $25 + Trash and pest fee $18, then we pay electric, water and wifi. Fees charged for EACH new tenant on a one-time basis: $300 PER PET, $80 pet "dna" fee, $25 criminal background. If you are renting arbitrage to mid-term tenants, how do you avoid these fees on a per-tenant basis?? Are we missing something??

Love this forum! We have a Honeywell programmable and I noticed our guests changed the temp to 68AC as soon as they arrived and locked it at that temp. We sent a (AI generated) text asking that it go no lower than 72 and this morning it was again at 68. Thanks to you all we'll now see if they are leaving windows or doors open. Helpful discussions as always!

Sounds like you're on your way Brandon! If I might make a suggestion; furnish and rent one at a time, building up to your full quota, unless you have significant funds for all the little details that come up when starting with a new property. Otherwise, enjoy and happy investing! Sounds like a great property!

Real estate is technically classified as a high-risk career due to the inherent risks involved in showing property, being in vacant homes with strangers, etc. Each of us needs to decide to what extent we are willing to tolerate that risk in order to have the reward possible. I carry a weapon daily; many I know carry other, non-lethal forms of self defense; pepper spray, mace, etc. I've never personally been accosted or even felt close to the need to draw a weapon, but I believe it's a matter of time until it happens. We all should believe that. Be aware of your surroundings, be diligent in your defense strategy, and mitigate risks. We cannot let the fear of the potential bad outweigh the opportunity before us; at least I won't. It's a personal choice.
