Hey Raju, I would try Airbnb and roomatefinder.com. As with most rental strategies, you are going to need to conduct trial and error tests on multiple platforms in order to see what works best in your market.

Hi Raju.
I won't advise on that, as I don't know your local requirements/restrictions. If you purchased with an investment specialized real estate agent, they should be able to help with that in a major way. There are quite a few online room rental options to book people, but no clue if room rentals are allowed in your area.
Have you asked a local property manager and a local investment specialized agent?

Furnished Finder, Sublet.com, and PadSplit are all sites that allow room rentals. PadSplit is a platform that specializes in room rentals.

More of a question vs advise, but have you tried furnishedfinder? There are also other platforms specifically geared towards traveling nurses who may be more inclined to a roommate environment.

    @Raju Charlotte

    Craigslist and roomies.com is more long term people Month to month but stay for a while. Furnished finder more short/mid term (couple months).  Consider student rentals.  what are you trying to attract? How upgraded are they and how does your cost compare?

    @Raju Charlotte, connect with a representative from PadSplit. They're your best option for a nine-bedroom property.

    I support the recommendation of PadSplit (if legal by local ordinances). Furnishedfinder is an awesome resource, and you should list there, but I find that "private bathroom" is greatly favored on furnishedfinder and less so on PadSplit.

    I think this will work out well, but I would recommend for your next purchase, try "to start with the end in mind". That is to say, before closing on the property, know via official websites or phone calls to the local municipalities if STR or MTR is legal in the area, can you rent by the room, and is there demand for what you are creating. If you plan on doing significant rehab on a property, then try to have the final use in mind when you design it. For example, you may be able to add a bathroom or change a hallway to allow more privacy.

    The more you know about what you can or should do before closing, the better.

    @Michael Dumler  Does padsplit cover all over ?  It looks like only certain cities. The same as hellolanding.com which only seems to be represented alot in some major areas but not others.

    I think if it is a legal boarding house you can use whatever you want to list except if you use airbnb the local authority will make sure that you list for 30 days or more (which is an option).

    @Colleen F., good question. As far as I'm aware, PadSplit is in a few locations such as Atlanta, Houston, Phoenix, Tampa, Kansas City, and a few others. That being said, I know they're constantly trying to expand their business so it wouldn't hurt to ask.
