Section 8 Investing
Hi All,
My name is Michelle, I am a local long term SFH real estate investor in South Florida and am wanting to add on Section 8 investing in Detroit, Michigan.
I currently am not knowledgeable on Section 8, but am educating myself.
I am looking to connect with other Section 8 investors to see how they got started along with what resources they used to look at market trends, how to pick the specific hot bed to invest in Section 8, and advice I may need to know.

Hey Michelle, happy to connect if you'd like. I've been investing in Detroit since 2019 and have 12-doors there. Three of those are rented to S8 tenants. I'm overall neutral on the program and never intentionally go after JUST section 8 tenants.
Anyway, there's a ton to unpack here about S8 and Detroit in general.

Hey @Michelle Dong - I'm a section 8 landlord in NY. I think the locality of every section 8 office matters.
For example, I would recommend touching base with local landlords in the market you're wanting to do section 8 investing in to get a feel for how the local section 8 office handles landlord/office relationships.
I know my local office is a PIA to deal with, but it could just be something similar across the board.

@Michelle Dong hopefully you haven't gone and spent thousands on a "guru" program for S8!
It's not a hard program to learn and there are no "secrets" to be successful.
We've managed thousands of S8 leases during our 24 years in the Detroit market, DM us if you'd like to chat.

Hey Michelle, since you're looking at Section 8 investing out-of-state, I'd definitely suggest finding a property management company that knows Section 8 inside out. They can handle everything from tenant screening to property maintenance and making sure you’re compliant with all the regulations. Plus, they can give you the lowdown on the whole process and help you every step of the way.
