Buying New Construction Build

Hi All, 

I am looking to purchase my first Investment Property as a Long term Rental. I have been working with a Realtor in my area, and he has just suggested looking at new construction homes. I am seeking some guidance as to the pros vs. cons of investing in a new construction home. All guidance is welcome!

    The pro is likely less headaches but the con is likely less cash flow. Also nicer newer properties tend to attract people who can afford to buy a house but got a job transfer or whatever so they likely won’t stay for as long, maybe just a year and then they are looking to buy.
