Month to month leases

Hello! I am looking to purchase another property in PA. The duplex is currently rented month to month, with one side not even having a lease on file because the tenant has been in place for so long. What are my options when it comes to a tenant that doesn’t have a signed lease on file? I can give them a 30 day notice to vacate, and if they don’t would I still need to go through the eviction process? Or would it be expedited in some way for not actually have a lease? I know state laws vary but if anyone has a suggestion or experience it would be appreciated, thanks!

@Jaime Bisbey have the seller and tenant sign a lease prior to closing that works for you. If not make sure they sign an estoppel attesting to the tenant's rental terms and does not have ownership rights. I had a friend purchase a home with a tenant without a lease. It turned into a long expensive lawsuit because the tenant claimed he was purchasing the property on terms.
