Hello! I am looking to purchase another property in PA. The duplex is currently rented month to month, with one side not even having a lease on file because the tenant has been in place for so long. What are my options when it comes to a tenant that doesn’t have a signed lease on file? I can give them a 30 day notice to vacate, and if they don’t would I still need to go through the eviction process? Or would it be expedited in some way for not actually have a lease? I know state laws vary but if anyone has a suggestion or experience it would be appreciated, thanks!

Hey guys! I am new to REI, still searching for my first deal. Had a house under contract, but terminated due to unsatisfactory property disclosure. The market is obviously competitive everywhere, but Morgantown (where I have been focusing on) is pretty scarce on any viable deals.

That being said, has anyone has good (or bad) experience in Fairmont WV? Preferably near FSU? Let me know if you have any advice or experience in Fairmont, and your opinion! Thanks.

@David Flores Hey David! Yeah I guess it is a loaded question lol, and this answer probably won't help much. At this point, I am open to both college rentals and non-college rentals. The property I had under contract was definitely a college rental with numbers that made sense...until a property disclosure statement put my cash flow at risk.  If the numbers make sense, and I like the deal, then I will explore the opportunity. 

I guess at this point I am just looking for any recommendations outside of Morgantown, but still in close proximity. What has been your experience in Masontown/Uniontown/Fairmont areas (if any)?

Hello everyone! I have recently made my first official step towards my REI journey. Found a house in Morgantown WV that made cents, cash flowed properly, the whole nine yards. Unfortunately due to an unsatisfactory property disclosure statement, I had decided to terminate the contract. Which brings me back to the drawing board.

I want to stay decently close to Morgantown, so I can be hands on with my first investment. With how competitive the market is currently, I've decided there isn't enough property available in Morgantown to keep my search so strict in location. 

Anyone on here invest in WV, preferably somewhat close to Morgantown? Any suggestions on areas/towns/zip codes that you have been successful in? Any advice or recommendations would be helpful! Thank you.

Hello, new investor here in West Virginia. I have been reading, listening, and running numbers for a few months now. I am ready and eager to close on my first property, and I do believe one has caught my eye. But one of the tenants is a HUD tenant that has been there for quite some time, and would like to stay. Has anyone had experience with HUD tenants? Good or bad?
